Upon our acceptance of this application, which is in our sole discretion, the deposit shall be retained as part of the security deposit. If so approved and accepted, the Applicant agrees to execute a lease for 12 months, in a lease form provided by the owner or owner’s agent, before possession is given and to pay the balance of the security deposit within 3 business banking days after being notified of acceptance, or the deposit will be forfeited as liquidated damages in payment for the agent’s time and effort in processing my inquiry and application, including making necessary investigation of Applicant’s credit, character and reputation. If this application is not approved and accepted by the owner or the agent, the deposit will be refunded less $50.00 to offset the agent’s cost, time and effort in processing my application. The applicant hereby waives all claims for damages by reason of no acceptance which the owner or owner’s agent may reject, in their sole and absolute discretion, without stating any reason for doing so.

I hereby apply to lease the above described premises for the term and upon the conditions above set forth and agree that the rent is payable on the 1st day of each month in advance, as an inducement to the owner of the property and to the agent to accept this application. I warrant that all statements above set forth are true; however, should any statement made above be a misrepresentation or not a true statement of facts, $50.00 of the deposit, plus any additional damages, will be retained to offset the agent’s cost, time, and effort in processing my application. Also, I UNDERSTAND THAT NO PETS ARE ALLOWED without prior written specific pet authorization from Sterling Property Management, LLC

APPLICANT AGREES THAT AS PART OF AGENT’S PROCEDURE FOR PROCESSING THIS APPLICATION, AN INVESTIGATIVE CONSUMER REPORT MAY BE PREPARED WHEREBY INFORMATION IS OBTAINED THROUGH PERSONAL INTERVIEWS WITH MY NEIGHBORS, FRIENDS, EMPLOYERS, PAST LANDLORD’S, AND OTHERS WITH WHOM I MAY BE AQUAINTED. THIS INQUIRY INCLUDES, BUT IS NOT LIMITED TO, INFORMATION AS TO MY CREDIT, CHARACTER, GENERAL
REPUTATION, PERSONAL CHARACTERISTICS, AND MODE OF LIVING. I hereby authorize verification of the information provided in this application from my credit sources, current and previous landlords and employers, and personal references, and I indemnify them and the owner and owner’s agents from any claims brought forth as a result of providing information in relation to this application.
